Private Money/Hard Money Lending - Private money/hard money investing effectively allows the lender to make a strong return on their investment and the borrower access to much needed investment capital. Usually the promissory note and deed of trust allow for an amortized schedule with a final balloon payment over a short period of time. These types of loans are very useful for property “flips”. They can also be utilized to acquire an assortment of rental properties. Once the properties are acquired, the investor can refinance the properties through a traditional business lender and payoff any short term loans.
1031 Like-Kind Exchange - Section 1031 of the IRS Code allows an investor to “defer” paying capital gains taxes on an investment property when it is sold, as long as another “like-kind property” is purchased with the profit gained by the sale of the first property. Depending on your situation, you can do a simultaneous exchange, delayed exchange, reverse exchange, or construction/improvement exchange. There are no geographical restrictions to your purchase for your 1031, as long as the property is located within the United States. Investors can take advantage of different real estate markets and allocate resources to maximize equity and cash flow all over the country. That being said, there are very stringent rules and timelines that must be followed, such as the 45 day rule and 180 day rule.
